Venue @ 158 Rules
Please review the following rules and regulations, which all venue renters are required to
acknowledge and agree to prior to using the property for any event.

​The activity during the lease period stated on contract must be a legal, wholesome event. Venue @ 158 West reserves the right to deny any lease that will go against normal business practices.

Reservations must be made by an adult (age 21 or older) with proper picture I.D.

Venue @ 158 West agrees to furnish general lighting from the permanent fixtures, outlets, equipment in the building, heat or air conditioning and water for normal usage as installed in the building.

Circumstances beyond control of Venue @ 158 West shall not be considered a breach of this agreement.

User shall have the responsibility for furnishing any additional equipment and for removal of the same at the termination booking date.

Do not attach anything to the walls or in the ceiling.

Venue @ 158 West will not be liable for the cancellation of any event due to acts of God, riots, strikes, labor difficulties or any other acts or occurrences including damages sustained from a previous event which is beyond the reasonable control of Venue @ 158 West.

User agrees to hold Venue @ 158 West harmless for any personal injuries or property damage resulting from the conduct of any person/persons on the property while the facility is leased in user's name and user does accept responsibility of any damages that occur during the time the facility is contracted or under lease.

No person attending a general function will be allowed to possess any firearms, knives, or other weapon while present on the property. The only exception is that if the nature of the event is for consumer trade, sell, and collectible show or sporting event related to weapons.

​User agrees to pay Venue @ 158 West for all repairs resulting from damages while the facility is rented in the user's name. User agrees that usage will not cause any damages to the facility and that no flammable or explosive shall be allowed in the facility.

User agrees that no stakes or posts shall be installed on property.

Structural damage to the property will be charged to the leasing party.

The user acknowledges that the leased premises are suitable for needs and purposes. User has the right to inspect the leased premises prior to accepting possession thereof and prior to executing this contract. If user wishes to inspect premises prior to reservation, arrangements must be made with the facility director. User also accepts the same in its present condition as safe, sound, and suitable for its usage. User hereby releases Venue @ 158 West from any loss or damage to property or injury to or death of any person that may be in attendance. User further agrees to hold Venue @ 158 West harmless against any account of misuse of the premises by user, its agents, and employees.

Wet slides are not permitted. Dry slides and bouncy houses are permitted. A copy of slide or bouncy house rental contract must be on file before placement of slide of bouncy house.

Any music must be turned down by 10:00 PM during week days and by 10:45 PM during weekends. If any nuisance to neighbors and 911 is called, music must be turned off.

In the event the users desires to have personal property insured against loss by fire or otherwise, he/she shall obtain such insurance at the user's expense. Venue @ 158 West will not be responsible for the protection of such property or items left overnight on premises, against fire, theft, accident, or other causes. Venue @ 158 West suggests having a personal property protection policy.

Rental of Venue @ 158 West does not include use of the office. If Venue @ 158 West is being used for a wedding, user may request use of the office area for use by the bride if need be.

Payment - User agrees to pay for the use of Venue @ 158 West no later than two weeks prior to the event. Deposit must be paid before the facility is booked. If the booking date and event date are within a two week period, payment is due in cash on the date the facility is reserved. In the event the booking is cancelled at least thirty (30) days prior to the booking date, Venue @ 158 West will refund the deposit or payment to user, but if the user cancels less than thirty (30) days of the booking date, the payment shall not be refunded by Venue @ 158 West.

Leasing hours are from 07:00 AM to 11:00 PM for facility. User will be issued a code to the facility on the day of the event date. The leasing party will be prepared to take responsibility for the building on stated date of the lease and remain responsible until the facility is vacated and secured.

The breakdown and removal of any props etc. must be completed no later than end of lease agreement time at the expense of the user. Facility must be cleaned no later than end of the lease agreement time and inspected by Venue @ 158 West Owner or Manager.

Juvenile Activities - Any activities for minors (18 years of age & Under) must have one (1) adult per twenty participants. Any nighttime activities such as dances/birthday parties (excluding church events) from 6:00 PM to 11:00 PM, for ages 13 and up, MUST HAVE 1 deputy per 50 people, including the adult chaperones. These adults must be present during the entire event. All activities for minors MUST end by 10:30 PM. Any and all crowds must be dispersed by no later than 11:00 PM. Venue @ 158 West reserves the right to require security for events ages 13 and up.

Cleanup - User will leave the facility in the same or better condition than found. This includes placing garbage and debris in provided receptacles. No garbage should be left in the lobby, restrooms, or parking lot. Failure to do so will result in forfeit of deposit for the building and user may be subject to penalty (or denial) toward future usage. Cleaning must be done before end of rental time, No exceptions. (Last 30 minutes of rental time.)

Security - User will agree to pay for a Coffee County Deputy at $50/hr. Nighttime activities such as dances/birthday parties (excluding church events) from 6:00 PM to 11:00 PM for ages 13 and up, MUST HAVE (1) security officer, per 50 people, including adult chaperones. All fees for the Deputy are the responsibility of the lessee and must be paid in advance. User consents to allowing the Deputy and/or Building Supervisor / Owner to patrol the parking lot and building during any function. User understands and agrees that if any approved deputy/owner observes inappropriate activities that they have the authority to remove any or all individuals from the premises and secure the facility and grounds. User will ask any unwanted persons at function to leave immediately, and should they fail to do so, deputy will call remove the guest. Any exceptions must be approved in advance by the facility supervisor or the owner.

Alcohol - Permission to serve alcoholic beverages must be obtained in advance from the owner. Alcoholic beverages may only be served if all in attendance are at least 21 years of age or older. No alcoholic beverages will be allowed to be served in presence of minors. All events serving alcoholic beverages must be by invitation only or private reception and cannot be open to the general public. Any private event where alcoholic beverages are being served must have one (1) deputy per fifty (50) people.

Sale of Alcohol IS NOT PERMITTED. Per county. Must get license.

No smoking or vaping is allowed inside or within 50 feet of any door. Violation of this will result in forfeiture of deposit.

At any events, user understands that at any given time owner or manager may enter building at no cost and observe the activities taking place in the building.

Ticket/Sales Events - Any person or business selling tickets or selling merchandise in the facility must have a business license and liability insurance naming the Venue @ 158 West as an additional incurred before the contract can be finalized. A copy of the business license and liability insurance must be attached to the facility contract. There is an additional charge of $100.00 for ticketed/sales events. A special events permit may be required by the county.

Day before setup - IF AVAILABLE, there is a fee of $50.00 to go into facility the day before to setup (if facility is not already rented). If you go into the facility without paying the day before you will not receive your deposit back and will be charged an additional $100.00.
